The UK's first Passivhaus Police Station.
As the Principal Contractor, we were instructed to design and build a new, modern police station adjacent to an existing, partially operational facility.The scheme delivers office accommodation, interview rooms, a gym and holding cells, alongside all associated substructure, superstructure, fit-out and landscaping works. Delivering within a live operational environment required careful planning, particularly to maintain strict security and ensure uninterrupted emergency operations.
With site offices and welfare facilities located within the existing station, maintaining a secure and controlled environment was critical. A robust security strategy was implemented, including perimeter hoarding to prevent unauthorised access, segregated access routes between construction and operational areas, a manned gatehouse to manage personnel and deliveries, and key-card entry systems to restrict access to sensitive areas.
Despite being closed to the public, the station remained a hub for emergency response vehicles, making effective communication essential. Early engagement with the police liaison team enabled us to agree access routes, define restricted zones, protect emergency vehicle bays and establish a pre-booked delivery process. This collaborative approach was maintained through regular meetings and structured progress reporting, ensuring operational continuity throughout.
Energy performance was also a key driver, with the design incorporating enhanced insulation, heat recovery systems and airtightness measures. These were delivered in line with our Passivhaus Management Plan, reflecting CIBSE Passivhaus design and construction guidelines.
Through careful planning, close stakeholder collaboration and robust delivery, Wilmslow Police Station was successfully completed to a high standard, becoming the first police station in the UK to achieve Passivhaus Classic Certification.
